Why exterior problems spread
Exterior faults rarely stay in one place. A blocked or leaking gutter soaks the fascia behind it until it rots, and then the gutter sags further. Failed flashing where an extension roof meets the house lets water into the wall below. A crumbling chimney drops mortar into the gutters and lets damp into the stack. Dealing with exterior repairs early, and looking at how one problem connects to the next, keeps the bills smaller.
Chimneys
The chimney is usually the highest and most exposed part of a house. We repoint stacks, renew flaunching and lead flashing, reset loose pots and rebuild stacks that are leaning or crumbling. See our chimney services page.
Roof edges
Fascias, soffits, bargeboards and gutters protect the edge of the roof and the walls below it. We repair or replace them in uPVC or timber, with ventilated soffits. See our roofline services page.
Porch, bay and dormer roofs
Small roofs are easy to forget, but they leak just as readily as big ones, often where they meet the house wall. A porch or bay roof might be slate, tile, lead or a flat covering; a dormer has its own roof, cheeks and flashings. We repair and re-cover all of these, matching the materials to the house. For flat ones, see our flat roof waterproofing page.
Gable ends and verges
On a gable roof, the verge is the edge where the roof finishes over the end wall. Verge tiles and slates are often bedded in mortar, which cracks and falls out over time, leaving tiles loose and the edge open to wind-driven rain. We refix loose verge tiles and slates and renew the mortar, or fit a dry verge system where it suits the roof.
Lead around the exterior
Lead flashing seals the joins between roofs and walls, chimneys and roof windows. When it lifts, splits or has been patched with sealant, water gets straight in. We renew failed flashing in Code 4 and Code 5 lead. See our leadwork roofing page.
Signs your property's exterior needs repairs
- Gutters overflowing or dripping at the joints.
- Rotten or peeling fascias and bargeboards.
- Crumbling mortar on the chimney, or bits of mortar in the gutters.
- Lead lifted or split around the chimney, an extension or a roof window.
- Damp or staining on walls below the roof edge or next to an extension.
- Leaks under a porch, bay or dormer roof.
- Loose verge tiles or mortar falling from the gable ends.
How we work
- Look at the whole exterior, not just the part you called about, so we can see how problems connect.
- Explain what we found in plain English, with what needs doing now and what can wait.
- Quote before any work.
- Plan the work around access, so jobs that need scaffolding are done together.
- Carry out the repairs with matching materials, and clear up afterwards.
One visit, one team
Exterior repairs often need scaffolding or other safe access at height. If several things need doing, it usually makes sense to do them while access is in place, rather than paying for it twice. Because we're roofers, one team can deal with the chimney, the roof edge, the gutters and the roof itself in the same visit.
Older homes
On older and period homes, exterior repairs should match what's there: timber where the house has timber, lead where it has lead, and mortar that suits the brickwork. In a conservation area or on a listed building, changing materials or details can need consent, so like-for-like repairs are usually the right approach. See our period property roofing page.
For landlords and businesses
Exterior faults are a common cause of damp complaints in rented homes, and of leaks into commercial buildings. The government's guidance for private renting says landlords are always responsible for repairs to the property's structure and exterior. See our landlord property maintenance page.
