Roof Extensions and New Builds Preston

An extension or new build is only as good as its roof. North W Roofing fits roofs on extensions and new builds Preston homeowners, self-builders and builders can rely on: pitched roofs in slate or tile, flat roofs in felt, EPDM rubber or GRP fibreglass, and the leadwork and junctions that keep it all watertight. We're a veteran-led, family-run roofing team, and we fit in with your build.

    Pitched roofs

On a pitched extension roof or a new build, we fit breathable membrane, battens and the roof covering, then finish the ridges, hips, verges and valleys properly. We fit slate roofs and tiled roofs. Most of what decides how long a pitched roof lasts is hidden once the covering is on, so we take as much care with the layers underneath as with the finish.

    Flat roofs

Flat roofs suit many single-storey extensions, kitchen extensions and dormers. We fit felt, EPDM rubber and GRP fibreglass, laid to proper falls so water drains away rather than ponding. Our new flat roofs come with 20+ year guarantees. See our flat roofing page.

Where the new roof meets the old

The join between an extension roof and the existing house is where leaks most often start. A lean-to roof has to be sealed where it meets the house wall. A two-storey extension often ties into the main roof, with a new valley or abutment. Both need lead flashing dressed and fixed correctly. We take as much care over this junction as over the rest of the roof, because it's the part that's hardest to put right later.

    Matching the existing house

On an extension, the new roof should look like it belongs. We match the slates or tiles to the house as closely as we can. On older houses, an exact match isn't always possible, because the original materials may no longer be made or have weathered over the years. When that's the case, we'll show you the closest options before we order anything.

    Choosing between flat and pitched

The choice is usually set by the design and the planning approval, but it helps to know the trade-offs:

    • Pitched roofs shed water quickly and can match the main house, but need more height and cost more to build.
    • Flat roofs suit low extensions and keep the roofline simple, but need proper falls and good detailing to stay watertight.
    • Lean-to roofs sit against the house wall and need a well-made junction with it.

Your designer or builder will usually decide, and we're happy to talk through the options.

    Planning and building regulations

Many extensions need building regulations approval, and some need planning permission. That's usually arranged by you, your architect or your builder before work starts. We'll build the roof to the approved drawings, and talk to your builder or designer if anything on site needs agreeing. If the extension is on or near your boundary, the government says you must tell your neighbours about building work near or on your shared property boundary.

    Working with your builder

If a builder is putting up the walls, we fit the roof when the structure is ready. Tell us who's doing what and when, and we'll fit in with the build. Once the roof is on, the building is weathertight and the inside work can carry on.

    What helps us quote

To quote accurately for an extension or new build roof, it helps to have:

    • The approved drawings, showing the roof shape, pitch and covering.
    • The planned timing, so we know when the structure will be ready.
    • Who's doing what, if a builder or other trades are involved.
    • Any conditions from the planning approval about materials.

If you don't have all of this yet, we can still look at the job and talk it through.

    How we work

    1. Look at the drawings and the site, and agree what's included.
    2. Quote before any work, with the materials set out.
    3. Agree timing with you or your builder.
    4. Fit the roof from membrane and battens to the covering and details.
    5. Seal the junctions with the existing house.
    6. Clear up and show you what's been done.

    Our warranty

Our premium roofing projects come with a 30-year warranty on materials and workmanship. Ask us for the details when we quote.
